Excuse me first poster . You are confused. Max's landlady was in one ep total and she didn't laugh. She was upset and very angry. She was played by pretty Patty Regan. She was in the ep where Max's apartment got the disingrating machine. In another ep (earlier) when Kaos tried to make Max look crazy by having him wear a dinosaur--er chicken suit at a non-costume party Max had an oldish lady neighbor across the hall. This lady was not his landlady! Just his neighbor, again. I forget her character's name but she was played by actress Iris Adrian who also in the 1968 MOVIE The Odd Couple played a waitress. In court Iris laughed wildly when Max asked her a question.

PS No this Patty Regan is no relation to Ronald.
