The only thing missing is, there HAD to be a connection from the laundry room to the bathroom behind the stairs.... There definitely was in the movie, as when Alice was entertaining Sam in her bedroom, she peeped out from behind the staircase, and even in the TV show, tiger is shown running into the kitchen and then out of the room behind the stairs.

I always felt there might have been something like behind the family room, this floorplan appears to have a BIG bathroom there that's only accessible from the outside, I dunno what the purpose for that would be, unless it's for the kids like if they're outside playing or something lol But I felt like there would be something in that area to make the house even to Mike's den. I'd prefer to see maybe a pantry, guest bedroom, or something like that

Looking at the plan above, I guess that odd-shaped room next to that long narrow room is supposed to be Alice's bathroom.

I dont think there is a scene of a bathroom or another room under the stairs in any reunion movie. I think in the Christmas episode we see some grandkids come from under the stairs and people speculated where they were coming from. Unless we have seen it, I dont think its fair to allege it exists. There are some things we only see in one episode but its still fair to say it exists. For example the glass sliding doors in the parent's room is only seen in one episode and never again.

I think it would have to connect to the service porch, in one episode Tiger ran into the kitchen then a minute later ran out of that hallway behind the stairs, and in the 1995 movie, Alice was entertaining Sam in her bedroom and she peeked out of that hallway
As far as the other room you mentioned behind the den, I can't picture right off what you're referring to..... I know there is a little hallway leading into the den. Or are you talking about something you see from the exterior shot of the house?

It looks like a room in back of the den behind the back wall next to the green couch. In the floor plan picture.

I thought they did incredibly well making the house in the 1990's movie match up with the tv show.
Since there was so much parody in the movies, it would have been funny if they had pointed out the inconsistencies between the interior and exterior of the house lol

Mike and Carol had their own restroom for sure, as they are shown going back there, it is behind their bed frame. I'm assuming Alice had her own restroom facilities, and it's widely believed there is a guest restroom in that are behind the staircase .
I think they mean there is only one restroom for the kids.
I've also suspect maybe Greg had his won restroom facilities after he moved up to the attic. He at least had a sink

They could have made the inside of the house fit the outside better by:
Having the family room replace the stairs area.
To the left side of the house where you look at it from the kerb, they could have had the utility room, Alice's room and the kitchen, with the parents bedroom being the room at the front upstairs where the fake window is and the kids bedrooms at the back of the house overlooking the garden.
The stairs could go in the area where the raised area is with the pony wall. Of course it would look a little different but it would fit better than what we got. At the back of the house you would have the living room sliding doors in the middle, and the sliding doors to the kitchen and family room on either side.

My guess is that they were not that sophisticated. The Brady Bunch house set at Paramount was used for countless other shows. I dont think much thought went into finding a two story house to match the set. When they found a good family home for exterior shots, they had to alter it and add a window to make it look like a second story.
Had they found the house first, I don't think they would have needed to alter the exterior shots of the house.
Also I think real TV houses exteriors rarely match the interior sets on TV shows.
The Brady Bunch home (set) is my all time favorite TV home. That entryway and that giant staircase is amazing. I love the family room off the kitchen too with all the sliders.
With the added "second floor" window, the house looks like it "could" be the floorplan especially with the side driveway. Maybe that was their goal in finding a house with a side driveway that goes all the way to the rear of the house. Many scenes were shot in that back driveway off the back of the house. I heard Susan Olson say once that when she was young and on the show she asked her mom why the outside of the house does not match the inside. Even as a child she could see it was not a good match. Maybe because I grew up only with watching it on TV but I always thought it was a pretty good match and the fake window looked legit IMHO.

I have no idea how they could do it, but they said they MADE IT WORK!!! If I remember right, they had to place certain rooms differently, for e.g., Mike and Carol's bedroom had to be DOWNSTAIRS off the dinning area, I believe that would account for the bigger part to the left that we see

It was but I am certain it was created for The Brady Bunch first and then used on other shows later. i am sure nothing has pre-dated it's use in TBB. Perhaps they had already started building the set when they found a house that they liked the look of. I love the house. But it is a bonkers design.

The freaky part is a little girl grew up in the house watching the Brady Bunch. Even though the inside looked nothing like the TV house it still must have been weird to see your house on TV. I think they were paid a small sum to film and use the house. I wonder how many videos or still shots were used. We sometimes see the cars driving into the driveway, etc. So they spent some time in filming the exterior. What no one knew at the time is that it would become the #2 most photographed house of all time.
Another freaky story Barry Williams tells is he was invited to the house in the 1980s for some party. I think the hosts thought it would freak him out. However he said he had no idea even pulling up to the house it was the Brady Bunch house especially since the interior was so different.

There were only a handful of shots which is amazing considering how many times in an episode we actually see them used. I bet they spent a single day there getting them all.
