I just noticed how in the no pets season 1 episode the Ropers celebrate their 20th aniversary in 1977. In the aniversary surprise where he sells the building it is their 22nd aniversary in 1979, consistent there. However, when they made their one return guest appearance in 1981, they're celebrating their 25th aniversary when it should have only been their 24th.

Perhaps the episode was filmed in late 1980 and was broadcast in early 1981 (Winter or Spring)? If I recall correctly, it is during Season 5 since that's the year Suzanne was off the show and Jenilee came on.

So Season 1 had the 20th anniversary, and Season 5 had the 25th. Seems right to me, especially since Season 1 was broadcast during the Spring.
